From the outside in, home staging expert Debra Gould of Six Elements Inc. shows how to make your home more saleable through some simple cosmetic changes that make all the difference.
Some say the first impression is the only impression that counts… when you’re trying to sell your home, it’s true. Home staging expert Debra Gould, also known as “The Staging Diva,” of Six Elements Inc. has bought six of her own homes and staged hundreds of others for clients. Gould points out that when a real estate agent has eight homes to show prospective purchasers in a day, many buyers will decide from the car parked in the driveway whether they even want to bother seeing a listing. This is one of the reasons first impressions, or curb appeal, is so critical. Gould staged the front of a beach area semi-detached home. “Your home’s curb appeal can be enhanced tremendously by removing the storm door, and replacing the front door, hardware, address sign and lighting,” says Gould. Minor changes that can mean the difference between a prospective buyer crossing your threshold or passing your home entirely without so much as a second look.
Studies have shown that renovating the main bathroom in a home has an estimated payback of 60- 65% when the home is resold, says Gould. But it can cost well over $5,000 to complete even a modest bathroom, not to mention the significant inconvenience. “Before calling a contractor, consider whether cosmetic changes will be enough to get the look you need for resale, or better yet, for you to enjoy until it’s time to sell,” says Gould.
Gould too a bathroom and created two new looks within two days using paint and accessories. The original white walls, shag carpet rug and matching toilet seat cover, general clutter and wood shelf, mirror and toilet roll holder all made the bathroom seem old, despite the fact that it had been renovated.
Allowing two days to include painting, shopping and placing the accessories, Gould transformed the bathroom with purchases for under $500 – an insignificant investment considering how important bathrooms are. Only about $200 was spent on items that would be left behind. The rest would accompany the owners to their new home.
With a simple change of towels, a shower curtain and flowers, two looks can be achieved in the “new” bathroom. If you’re decorating to sell, it’s important to adjust the look for the season. If you’re not moving, why not enjoy a different look for spring/summer and fall/winter? “It can help curb the desire to move,” says Gould who bought six homes in eight years before getting her decorating and real estate fix from staging client’s homes.
“Sometimes all it takes is a new paint colour, proper bedding, night tables and a couple of lamps to completely transform a master bedroom”, says Gould. “Many working couples never have time to decorate their own rooms and when it’s time to sell, they realize how bad it looks.” Gould shops for many of her clients and pulls a new look together for them to help sell their homes. But, purchases made to stage the home to sell will b enjoyed by the owners in their new home as soon as they move in. “Many of my clients have this bittersweet moment when I’ve decorated their house to sell,” says Gould. “They realize hey could have lived like this all those years, and some fall in love with their current home all over again!”
